Does Santander offer the best mortgage deals?

Which? analysed thousands of mortgages, using Moneyfacts data, over eight weeks in the summer/autumn of 2025. We compiled a series of top 10 cheapest deals tables based on a variety of borrowing scenarios and counted how many times each lender featured in a table.

The average was five table appearances per week. Santander averaged 10 per week, meaning it typically offered market-leading deals for a range of different mortgages during our analysis.

How did customers rate Santander's mortgages?

We asked Santander mortgage customers about their experience with the lender.

What do customers think about Santander? 

We don't just produce customer scores and star ratings; our research also collects verbatims from Santander mortgage customers. 

In our latest survey, around 75% of responses from Santander mortgage customers were positive.

Many commented on a 'very smooth process' and praised the 'amazing' app. Customers valued being able to check all their mortgage details through the app.

Most feedback on Santander's customer service was also positive. A minority of customers complained that the customer service 'was not very helpful'.

Santander mortgage lender FAQs

What types of mortgage does Santander offer?

When we checked in September 2025, there were 180 mortgages available from Santander. Most were fixed-rate deals, meaning your interest rate stays the same for a set initial period.

Santander mortgages had initial periods of two, three, five or ten years.

A smaller number of mortgages offered by Santander were tracker deals, with initial terms lasting two years before reverting to Santander's standard variable rate.

How much could I borrow from Santander?

Across all loan-to-value (LTV) levels, customers earning less than £45,000 can borrow up to 4.45x their income. Customers earning between £45,000 and £99,999 can borrow 5.5x their income up to 90% LTV and 4.45x on 95% LTV.

If you earn £100,000 or more, you can borrow 5.5x your income up to 90% LTV and 4.45x on 95% LTV.

Does Santander offer green mortgages?

Santander doesn't currently offer green mortgages. 

How long can the mortgage term be?

All of Santander mortgages have a maximum term length of 40 years.
